
Jonathan C. Rudes
President
Selected as one of the top 50 dealmakers in New York City in 2005 by Real Estate Weekly, Mr. Rudes is President of Delphi Real Estate Advisors. Mr. Rudes has been involved in the Commercial Real Estate Industry since 1976. Included among his many accomplishments are the conceptualization and creation of the New York Information Technology Center in 1995 which many consider the lynch-pin for the revitalization of downtown Manhattan.
After completing the lease-up of the New York Information Technology Center, Mr. Rudes went on to assist the New York City's Economic Development Corporation in creating the Plug 'N' Go Program. This program included 13 office buildings in the heart of what has become known as "Silicon Alley". This cooperative marketing program offered low cost, state of the art office space to over 750,000 square feet of emerging technology companies. The 6 Plug 'N' Go buildings that Mr. Rudes ran account for over 400,000 square feet of the program.
In 1987 Jonathan Rudes represented The Securities Industry Automation Corporation in its acquisition of over 400,000 square feet in MetroTech. As the first tenant in the MetroTech complex it is credited as the factor that spurred the development of the 4 million square foot urban office park on the campus of the Polytechnic University in downtown Brooklyn.
In 1998 Mr. Rudes worked with Halpern Real Estate to reposition Ardsley Park into a Science and Technology Center. The project provided a significant economic boost to Westchester County's technology sector.
Mr. Rudes is a graduate of Northeastern University, with a Bachelor
of Science in Business Management and Transportation Science. He is an Adjunct
Professor of Real Estate at New York University and President of the Syosset
Youth Athletic Council (SYAC) and a member of the Board of Directors of the
Syosset Chamber of Commerce. He spent 15 years at Wm. A. White Grubb & Ellis
rising to the level of Senior Vice President. From 1997 through 1999 he was
a Senior Managing Director of Newmark & Co. Real Estate Inc. From 2001-2002
Mr. Rudes was Executive Vice President and Chief Operating Officer of William
B. May International and from 2002 to 2005 a Senior Vice President at Winoker
Real Estate Company.

Jim Coogan
Jim is an Executive Vice President of Delphi Real Estate Advisors and the Senior Project Manager at the Center for Digital Media.
During the 1990's Jim worked at Newmark Real Estate's downtown Manhattan office. There he was part of the leasing team involved in the "Plug-N-Go" program that represented over 300 new technology tenants in creating a "Silicon Alley" community in the Wall Street area.
Mr. Coogan started in commercial real estate twenty years ago at Douglas Elliman, leasing office space to physicians. He was a Senior Broker in Cushman and Wakefields downtown office as well as CBRE's Long Island office. Prior to joining CBRE Jim served as Director of Real Estate Services for USI Real Estate, a corporate real estate services firm in midtown Manhattan. There he was responsible for managing sale, lease, new building transactions and relocations throughout the New York metropolitan area, representing many of the firm's largest corporate clients, among them Computer Sciences Corp, The BYSIS Group, Carrier Corp. and DaVita.
In 2001, he was recognized by the Real Estate Board of New York for his work in assisting in the relocation of World Trade Center tenants. Over the course of his career Mr. Coogan has consummated more than 200 transactions with an aggregate value of more than $500 million.
Jim lives in Commack, Long Island, NY with his wife Donna and their five year old son, Jack, having relocated there from NYC in 2005.
As a note, he retired as a professional cyclist at the age of 30. He competed in events throughout the Northeast, often training as much as 300 miles in a week. He was recognized as the NYC Champion of The Century Road Club and an Empire State Games Gold Medal winner. He still owns a 15-year-old, custom handmade Italian racing bicycle with a single gear and no brakes.

Mattias V. Bergman
Senior Managing Director, Strategy & Technology
Mattias Bergman joined Delphi in 2005 bringing over 25 years of experience in integrating his in-depth knowledge of technology with his extensive experience in overall business practices and real estate management. He was formerly a principal with Infrastructure Solutions Group (ISG)
Most recently he completed 14 years with Sun Microsystems where
his accomplishments included:
Planning, development and implementation Sun's technology architecture for its
innovative "eWork" initiative, which is now a proven major cost saving
program.
Prior to joining Sun he was Assistant Director of Worldwide Marketing for Perkin Elmer Corporation in Connecticut, and before that Senior Designer for Arix Corporation in Colorado.
His contribution to the corporate real estate industry is highlighted by his continuing dedication to trade associations such as Corenet (IDRC) where he has acted as Chapter President, Board Member and Executive Development Program Instructor. He is also on the Board of Directors for OSCRE, the Open Standards Consortium for Corporate Real Estate, and on the Board of Advisors for the College of Engineering at Penn State University.
Educational credentials include dual MBAs in Finance & Management
of Technology from Wharton - where he taught finance at the graduate level,
an MA in International Relations from Penn, plus bachelors in both engineering
(EE and ME) and architecture from Penn State and the University of Leeds, England
